Furniture, flooring, curtains
The last thing you want to do when you complete a property is be organising curtains, flooring and furniture. So we take that responsibility from you. We will source competitive quotes and oversee as the job gets done.
This is so important as every day you waste is a day before you can expect a tenant to move into your property. That's why we begin organising a month prior to completion. Developers will not provide access prior to completion so it's important to coordinate with the third party to get in and get the work done as soon as possible after completion.
With all these services you will pay directly to the service provider, all we do is organise the work on your behalf - you will still be able to make decisions about styles, prices and quality, although we will support you through the many choices.
Curtains
It's important that you provide curtains in all of your properties. From experience you can expect to pay between £250 and £500 depending on the size, shape and style of window coverings you want. We will provide you with suggestions and quotations before you have to make a decision.
Flooring
We normally suggest you go for hard-wearing floor coverings that will last. In this case if you go cheap your property will age quickly and you will find you are needing to replace them in a couple of years.
Furniture
All furnishings must be compliant with fire and safety regulations. In most cases we suggest letting the property unfurnished but being open to furnishing. Normally hard furnishings are enough such as beds, tables, and all of the big stuff. In some cases they may require either soft furnishing or fully furnished. We can provide a detailed list of this if required.
Consider this - If you spend £2500 on furnishings and they last 3 years you have just spend £70 per month. You either need to get this £70 back in rent or you may be in a worst of position than you imagined. Normally having a property furnished in the UK will secure between 0 and £50 more each month. It may also secure a tenant quicker.
